Hi Richard... your market sounds very similar to mine... expect our sales were not even in many area but down due to lack of inventory (especially affordable inventory).

Good morning Nina! That's very interesting... Our inventory is so low, and it's so tough trying to get sellers on line into the market - I guess one feeds the other. A balanced market is normally at 36,000, and we are currently at 20,000. 

What my report does not take into account are the new home sales - that's another record. The valley is building more homes than ever, and we don't count those sales in our numbers.  And agents have to sell new homes and resales - but new home sales are estranged by agents for some reason.

Wonderful report, Richard and the Charlotte market is following your market, nearly side-by-side! Our inventory in Charlotte proper is at a 2.0 month supply and sellers who are looking to move within the area are holding off until their dream home hits the market. The problem with this is that we're at a stand-off!

As normally happens in our spring market, sellers decide they can't wait any longer and many decide to list. So, we are actively marketing and spreading the word about need for inventory (and getting top dollar for their home)  in the hopes that more sellers will take the plunge this spring and help us bring our market back to a more balanced one.
