Evaristo Lacerda has inspired me to write this blog when he mentioned that dealing with immigrants is immersing into a world of different culture, behaviors and values. I want to take this opportunity to share with the Active Rain community some experiences I encountered when dealing with Asian buyers (particularly Chinese ones).

1. They do not like a house at a "Tee" junction. They believe that the bad karma will easily enter the house. Some also believe that during the night, lights from vehicle directly "pierce" into the calmness of the house.

2. The entry door and the back door do not align. They believe that the good luck will entry the house and it goes straight out the back.

3. No number "4" in the house address. Depending on the different Chinese dialect they speak, some dialects have the Number "4" pronounced like the word "Die"..... That's definitely not a good sign. They feel that the house address similar to a person's name must mean well. Otherwise, it is doomed for bad luck.

4. They love the number "8". It is pronounced like the word prosperity. Chinese are very particular about health, wealth and prosperity. Hence, the number "8" is a good sign.

5. They love a "stream" facing, mountain backing house. The location of this position brings prosperity and good wealth to the family who resides in it. The Stream symbolizes wealth. Hence, wealth flowing in. The mountain symbolizes stability and strong support for the wealth. How perfect!

6. Stand with the front door behind you. Make sure that the house directly in front of you does not have a pointed edge right where you stand. They believe that this pointed edge will bring health issues to the family.

What have you heard about the placement of the kitchen? I had some clients that didn't want the kitchen at the front of the house.  I can't remember why it was several years ago but I think it was bad luck.

I think it will be absolutely difficult to find the mountain/ stream house. Who cares about luck or wealth then? I'd be so excited living in a place like that.

As far as kitchen placement, I'm not sure if that has to do with the culture and beliefs, but I think it has to do with familiarity. Most houses in Asia have the kitchen at the back. So, it may just be that setting is odd to the buyers.

Loreena- Great post!  We have had a steady rise in Asian buyers in our area and agents have noticed that they are harder to please, but didn't know why.  I can say that at least one of my staged listings has not shown well to that demographic, but I did not know it was because there is a 4 in the address!  This information could definitely help.

There is no site on Active Rain for Feng Shui but that is what you are running across with the diversity in your clients.  Chinese, Japanese, People of Indian decent (where it is called Vaastu), Taiwanese and many others follow this Eastern philosophy/science.  A recent survey found 97% of people from Taiwan believe and practice Feng Shui.

Feng Shui deals with the Energy in a surrounding.  There are ways to create a more harmonious, positive energy flow.  Real Estate agents should have a knowledge of it because it will give them an edge and help them to view a property from a different perspective.  Working with a good consultant who has learned Western methods can actually show a prospective buyer how a new home can support them in life. If a consultant is not well versed in a variety of methods, they can (and, unfortunately, do) deter the sale of a home.

To address some of the things you mentioned above:  Quick, inexpensive and easy solutions are always available to address certain issues. You have named only a few, there are hundreds of things to address when looking at a home, property or business through "Feng Shui Eyes."  The "T" Juction makes occupants feel energically "cut" every time a car comes at them; placing a small, round 2" mirror with the mirror facing OUT helps deflect this energy.  When the front and back door are in alignment, put a plant right next to the back door to add "life force" and keep the energy inside the home.  A few suncatchers to deflect the eyes are helpful as well.  And yes, they hate the number 4, or anything that adds to 4.  You can circle the number in yellow paint to keep the negative energy inside (but quite honestly, most still won't even SEE the home!).  The love numbers 8 AND 9 depending on which book you read :)  The most auspicious color in Feng Shui is Red, the most Auspicious number is 9 (or divisions or multiples of 9).  Putting up a small waterfall outside creates the feeling of "lake" ;  using trellises outside create the feeling of "mountain."  They like to feel "backed up" in life.  Pointed edges anywhere, such as furniture, ceiling fans, or homes are considered "cutting Sha (or Chi)" and they feel that it cuts their energy.  As well as overhead beams.  Again, small round mirrors deflect the energy back to whatever is pointing at them.  When purchasing furniture, they should look for rounded edges to allow the energy to flow.

There are, literally, hundreds of issues to address in Feng Shui and many clients have an interest more then ever before, no matter what their background.  Feng Shui deals with Energy and with the advent of "The Secret" more people are in tune then ever before. I've been Certified in this lovely art for ten years, the secret was not a secret to us :)

 Great post and illustrations!  I grew up around all this good info and to this day, it also affects my decisions.  Just to add to Carole's Feng Shui post, the number 9 is considered lucky for Thai individuals because when stated it sounds like the verb or word "moving ahead" or "to progress".  As an added service to my clients, I also have a fellow team member who is a professional Feng Shui and Destiny Consultant.  And believe it or not, we even have clients who ask for an evaluation for their business environment as well.

 How wonderful to find someone else with Feng Shui knowledge and beliefs!  It's an amazing process, isn't it?  More and more businesses and Corporations are incorporating Feng Shui so it's likely if you're getting calls for businesses, you will also be getting them for renovations and new construction.  It is amazing to see something you've created come to life in Blue Prints and then an actual building.  Architects don't love you until they see the "vision" you've had in your head :)  I don't think it hurt at all that Donald Trump and Bill Clinton spoke years ago about Feng Shui and how it worked for them.

I'm wondering if your partner uses Chinese Astrology to determine destiny?  It can be quite a challange to figure that out and they believe in three types of luck:  Earth luck, Human Luck and Heaven Luck.

I wish everyone all three!

I'm reading this late...but super interesting.  I just helped some clients from Vietnam and they were also concerned the way the house faces...not east or west.  This was a HUGE challenge in my area, because the majority of homes (especially new construction) face either east or west.
