Arizona HOA's What You Need to Know! Arizona HOA's can be a hot topic - and then some! Some folks love HOA's and other folks hate HOA's. Why is that? Well that's a deep subject of which I'll Arizona HOA's What You Need to Knowattempt to cover briefly in this short article. The book is jammed packed with great ideas and hundreds of resources for every home owner, home buyer, HOA board members, Property Management Professionals and Real Estate Agents. HOA's got their start in the mid 20th century when increasing numbers of large scale residential developments required more and more resources from cities and towns. They had to figure out how large amounts of people could live in close proximity and still enjoy the right to own their own home without infringing on their neighbors or experiencing a loss of freedom or privacy. HOA's made it possible for members to enjoy common amenities at affordable prices without the hassle of individual home owners maintenance. And cities and towns loved the HOA idea because it brought in more taxes and left them with less responsibilities. HOA's basically brought continuity and order to communities, preserved the architectural integrity, and they maintain the common elements. HOA's associations promoted the concept of 'community' that protects the neighborhoods property values.   So how did the love/hate relationship begin with HOA's? There are many reasons for this love/hate perception but here are the most common things that I have heard from clients over my 30+ years as a real estate broker in Arizona.

  • HOA's can and do keep our property values up by making sure all home owners abide by the rules and regulations.
  • HOA's can be very hard to deal with and in fact darn right nasty if not managed well.
  • HOA's do a great job of maintaining the grounds and common amenities which makes my lifestyle much easier.
  • HOA's can be very picky and at times send out nasty letters to take care of what is really only a few weeds in my yard.
  • HOA's board meetings can be a great place to meet neighbors and become part of the community.
  • HOA's board members can be darn right task masters and think they own the place.

 

 

Here are some of the critical questions about HOA's that would be wise to ask BEFORE you buy a home in an Arizona HOA Community!

 

  • Is the HOA professionally managed or is it run by a board consisting of home owners?
  • How much are the HOA monthly fees?
  • Are there other assessment fees on the books or fees that are being planned for the future?
  • What is the financial condition of the HOA? This is really important to know.
  • What are the CC&R's (Covenants, Conditions and Restrictions)? It is extremely critical that you read the CC&R's that your agent or title agent will provide for you once you're in escrow. You will want to know if you can have pets, park trucks, boats and many, many other questions or issues that might make a difference in your decision to buy into the community.

  Personally I wish our home was located in an HOA development! In my area all of our neighbors take great pride in their home and yards EXCEPT for 'that one' neighbor that could care less about fixing up their home and could care less what the neighbors say or do. Their yard is really no yard, the landscaping couldn't be any worse, including dead trees plus they painted a portion of their home 5 different colors 5 years ago and still haven't chosen a color to paint the home. There is not much any of us can do about this neighbor unless the city codes aren't being adhered to. Many of us would have liked to help out this family but they refuse any help. Sad but true.   Think about the HOA subject very carefully! And if you have any questions feel free to give us a call. We'd be happy to answer your questions.

This sounds like great information for folks.  I like the concept of HOA's to maintain property values, I just get frustrated when folks who serve on the boards get power hungry and throw their weight around.

WOW! Not only a wonderful book review but, a great summary of why HOAs are a good thing!

I tell everyone that if the residents are not happy with their management company, by all means, fire them and hire someone you want to work with. An HOA can make or break a community...strike that - the management company can make or break a community!

I love your post and really feel this is a very worthy featured post! There are strong opinions on HOA's but e have a lot of them in the areas built form 1994 on. The builders needed to have an HOA and in most cases it worked out to be the best option.

Until this year I was always in favor of HOAs, and several of our homes have been in HOA communities. Right now we have a home in Del Mar that has a tree on the common area lifting up the driveway and roots headed toward the house. The tree huggers on the HOA board will not remove the tree. I think they are putting us and all the rest of the homeowners at risk for future damage.

Thank-you, Anna for introducing the book.  HOAs are one of the first conversations I have with buyers, especially if they are moving from other areas.  You are so right, some are great, some are a pain you-know-where!  I also tell buyers to get involved with the HOA.  The HOA is meant to represent the community, and like a PTO, those impacted by the decisions need to get involved and get their voice heard!

I grew up in Maryland and we loved out HOA's. The joke was "you don't want to have to look at a car up on cinder blocks or an old washing machine in your neighbors yard."

It was only when I moved to AZ that I heard that people did not want to live in a community with an HOA. I never fear people abusing their power because you almost always have legal recourse (some may disagree, but a good lawyer can often silence the biggest buffoons or make problems go away).

This is such an outstanding article on HOAs. There is so much to know when considering a purchase in one. And despite good intentions, sometimes after the fact you find out things you wish you knew beforehand. Some are well run and others leave an awful lot to be desired.

 Your blog proves my point there is always that one neighbor, we have mowing and yard maintenance in our section and people yelp about it but then I explain what they are getting and that there is always that one and if you are selling your home that will not help they all agree.

Great assessment of HOA's offered here, Anna Banana Kruchten CRS,CRB ... both pro and con.  And what an amazing idea for a book!  JMO, but HOA's are only as good as the human input they receive, by both the HOA members and the management.  The can be a blessing ... or quite the opposite!
