A Good Source For Real Estate Listing Photos You May Not Have Considered
Selling a house requires quality photos of both the interior and exterior of a property.
The majority of today's buyers start their home search looking at mls photos online.
There have been a lot of articles and blog posts written regarding the value of quality photos.
This post will not be one of those "what were they thinking "posts addressing the vast amount of bad mls photos out there. Instead I would like to take the topic of real estate marketing photos in another direction.
Whether you take your own or use a professional photographer for your listing photos, I would like to suggest another source for photos that you may have not considered.
The homeowner....the seller....could be a great source for listing photos.
Have you ever considered asking the sellers if they have any interesting photos of their home?
How about photos of their property taken during other seasons of the year?
If a home is listed in the winter....the yard covered in snow....it's a good idea to show potential buyers photos of the yard/landscaping during the summer.
One of the things I suggest to my home staging clients is that they create a photo album of their property showing it during all seasons. I suggest having the album available at all showings, but using some of the photos in the listing is also a good idea.
Photos of a home during construction or during any additions over the years, are also of interest to potential buyers.
Photos of a home tastefully decorated for holidays, pictures of the exterior during a sunset or sunrise....these types of photos can be emotionally appealing to buyers.
Here is a photo of my neighbor's home that I took after a rain shower.
A rainbow over the house is not something you can stage when shooting listing photos.
This is the kind of photo that only the homeowner can provide.
Ask your sellers if they have any interesting photos of their home.
Photos that create emotional appeal can be very powerful.
