I have heard over and over video is so important, and will rank higher than blogs and web pages. So, when you add video to web pages, the public should find them. I have done a few videos, mostly for my listings, but over the last couple of years have done more for neighborhoods.
1. More videos of neighborhoods or attractions close to the neighborhoods I like to work in. I try to get these done when I am not busy, usually in November and December, or when it gets slower at the end of the summer. In the summer, the grass is still green and we have leaves, making it more attractive. I have watched a few videos that have kids or people in them, and considering doing that, as it puts the personal touch on them.
2. Improving the look of my You Tube channel. I have had my channel for many years, and have viewed a few other REALTOR channels and know it could use some help. I found a company that will help me with this, and is my plan for 2018.
3. Doing a bit more Neighborhood Farming. I worked at Safeway for 20 years prior to entering into the real estate business, and started with many clients that believed I would be good at this. This gave me a good base, but looking to increase it. A few years ago, I drove through some neighborhoods picking and choosing homes I would want to mail to, and have done so consistently for years. I will increase this list in 2018.
Doing videos has increased my business from those hitting my web site looking for more information in their desired neighborhoods. This week I redid one that I thought could be improved, and within two hours, had someone on my web site looking in that very neighborhood. A few of my sales over the last 2-3 years are a direct result of a video, which makes them worthy of doing!
