Marketing Is Like A Puzzle And The Last Piece Secures the Listing

Let’s talk about messages used on marketing materials.  The easiest example for me to use is direct mail marketing postcards. I do a new theme with each mailing. I never use the same postcard twice.

The message is always a positive one. Nothing negative is said about other agents or offices.  Nothing that compares us to any other listing agent. If it’s a production chart, I use Agent #2, Agent #3 and so on. The numbers are real, and there’s a disclosure on the postcard relaying that not all data is in MLS.

When a homeowner receives a mailing that cuts the other agents at the knees, they are not in a rush to call you.  The only thing a potential seller is interested in knowing is what you will do for them.  They want to know who you are; what you do; and how well you will do it for them…. Period!!!

They want to read a postcard that shows and relays that you know what you’re doing. Every postcard I mail states on the backside our latest slogan which is “Decades of Listing Franklin Homes.” That shows that we have experience, and the town of Franklin is our marketplace.

We know how to market because they see it every single month. “Consistent marketing” is what many of them say to the members after they enter the home.  I LOVE HEARING THAT WORD….. CONSISTENT.

Homeowners are always watching. They know what they want, and when they find the right pieces of the selling puzzle, they call and the puzzle is no longer a puzzle.  It’s a Listing!

Question: Living in a small market, working on a small budget, if one was going to mail 500-1000 post cards a month, would you suggest mailing them to the same folks once a month, or sending them to different people? Maybe half to the same folks for consistency and half to new folks? Thoughts?

Robert Hicks 1,000 postcards to the same homes once a month...perfect.... consistently every month for one year.... make sure the area is one that has decent turnover.... don't bother mailing to areas that have no homes that turn over unless there's a death....

While I am not yet to the point of being able to say "decades of..." I am using the phrase, "Since 2005..."  Still makes the point.  Decades will be in 2025 and beyond for me.

Barbara, so true, I am celebrating 38 years in real estate this year and have spent a ton of money farming and advertising. Consistency is the name of the game. There will always be competition, but just stay consistent... it pays off in the end.

Funny you should mention a puzzle. My wife, and one of my grandsons was at the kitchen table last night putting a puzzle together.  Of course there was one piece missing.  All that work resulted in one piece missing.  Sounds like they should have read this before they got started

I love your message Barbara Todaro and the positive you point out. I had a listing appointment last night where the seller repeated what the previous agent said about other companies, independents and anyone not them basically. I sure hope i portrayed my message of what i could do over the negative they already had surrounding them.
