Uniquehomes.com, Unique Homes Magazine and Ultimate Homes Magazine provide an annual evaluation of the top 25 markets to watch, for luxury homes.

Not surprisingly, Idaho came in at #8, specifically the cities of Coeur d'Alene, McCall and Sandpoint.  Coeur d'Alene and Sandpoint both in North Idaho. 

None of this surprises me.  Sometime in January, I noticed an interesting thing.  First, that buyers seemed to be coming out of the woodwork.  Second, that luxury homes (in our market that is defined as $500k and over - ie, the top 10% price range in our market) and more specifically, the luxury home market $1 million and over, were suddenly selling fast.  Homes over $800,000 tend to sit for months in our market - homes over $1 million can take up to 2 years to sell - and that's not unusual.

Fast means 2 weeks, 2 days, 3 weeks, etc.  All of these time frames are actual time frames for luxury+ properties that saw signed contracts in our market in January.  Simply amazing.
