Same Price Maui Homes---Brand New or 30 Years Old?

Given Maui's median home sale price of close to $700,000, which would most prefer, a brand new one with new home warranty or one about 30 years old sure to need some work before long.  It's a real question because Maui's median residential sale price for all of 2017 is reported at $695,000.  Don't even ask about the AVERAGE sale price which was well over $1 million!  The average age of Maui homes sold in 2017 was 29.2 years.  

In contrast, there are brand new Maui communities being constructed with homes priced under $700,000.  One such community is Ke'alohilani in the planned community of Kehalani on the lower slopes of the West Maui Mountains in Wailuku.  Homes are 3 and 4 bedrooms with 2 or 3 baths plus a 2-car garage.  What's not to like about that?

 

 

New or 30 years old for about the same price, which makes more sense to you?  New makes more sense to me and I've picked the one shown above.
