Ballantyne area's BridgeHampton community home sales remained solid in 2017. Because the BridgeHampton community is located partially in Charlotte, North Carolina and partially in Indian Land, South Carolina, the home sale numbers are presented below separately for each area, as values for homes vary significantly depending on which side of the community the home is located. The $100,000+ differential in home prices between the North Carolina side and South Carolina side of the community has been such for at least the last 15 years.
The homes in Indian Land are typically only brick front, while in Charlotte they are all-brick, which impacts market and sales values for homes. Then there is the premium paid by buyers for Ballantyne's 28277 zip code also impacting values. Some of the very first homes built in BridgeHampton when the community was first opened were on the South Carolina side of the border with fewer amenities, such as granite counters, hardwood floors, tile floors, etc. which impact average values in Indian Land unless those homes have been significantly upgraded over the years (a number of which have not been).
On the North Carolina side of BridgeHampton, average home prices have remained quite steady between 2016-2017. This may partially be attributable to the fact that there was more competition from new construction in the Ballantyne and Waxhaw areas in this price point in 2017. But average sale prices have increased by 11% from 2015.
On the South Carolina side of BridgeHampton, we see the same in that average sale prices did not change much from 2016 to 2017. Competition from new construction, which is rampant in Indian Land, could be a major factor here. But sales prices from 2015 to 2017 increased significantly by 20%.

WHY DOES BRIDGEHAMPTON REMAIN A HIGH DEMAND NEIGHBORHOOD SINCE 2000?
BridgeHampton is a 544 home neighborhood built by John Wieland Homes, located on the border of North and South Carolinas in the Ballantyne area. Approximately half of the community's homes are in Charlotte on the North Carolina side, while the other half are in Indian Land on the South Carolina side. The primary "visible" difference in homes is that the North Carolina homes were built as an all-brick/stone community, while on the South Carolina side, homes were primarily brick front with hardiplank siding, although there were some homes that had three sides brick. Majority of the homes were built between 1999 and 2006.

Bridgehampton homes typically sit on .3 to .4 acre lots, which are considered a generously sized lots in the Ballantyne area these days.
The homes located on the Charlotte side of the neighborhood sell in the low $600,000's (and can sell as high as the mid $700,000's) and in the mid-$400,000's to low-$500,000's on the Indian Land side.
