Home Staging Tips-Appeal to the Senses.
If you're selling your home, you need to "set the stage," so to speak.... and a major part of the stage setting includes appealing to a prospective buyer's senses. One of Florida's top home stagers, Kathy Streib, has provided an excellent blue-print on just how to do this.
Kathy's first recommendation regarding lighting is so very important. People are attracted to light... and too many homes simply don't have enough light. If you've ever visited a model home you'll see that all the lights are on regardless of whether it's sunny or cloudy outside.
Kathy's recommendation regarding setting the mood with the right scent is also spot on. Heavy scents are major turn-offs to many people and often leave buyers wondering what a seller is hiding with the heavy scents.
Setting the stage to appeal to the senses is not all that difficult and often a very inexpensive "fix" for any home. Try it out.

Have you ever walked into a home and within a few minutes just sensed that it was right for you. You had a feeling...right?
It’s not just square feet or the number of bedrooms that will sell a house. There’s that intangible that a buyer feels that can help move them closer to the “I like it” side.
When your house is on the market it’s important to set the mood for the buyer. Help them sense that this is the home for them.
Once you’ve cleaned and repaired, updated and edited, it’s time to add the icing on the cake!
4 Tips to Help You Set the Mood…
1.Lighting
This is key and many sellers miss it from the start. Besides the fact that buyers will want to see what they’re buying, lights help to set the mood.
~Ask any woman and when she tries on clothing in a store, the last thing she wants is bright fluorescent lights.
~Don’t forget your secondary rooms. So many homes I see have the one over-head light in their bedrooms and that’s it. Add small lamps on the nightstands and/or a reading light by the chair or desk.
~Have them turned on when the buyer arrives!!! Don’t make the buyer and their agent have to search the rooms for the light switches.
~Open your window coverings! Let your buyers see not just inside the house but the surrounding deck and yard area. *Note...in Florida your buyers want to see the palm trees and pool if you have one! Hey...it’s your selling point!
2. Signs of life...plants or flowers!
First of all, please, please, please...if you have paper or plastic flowers...toss them.
If you have flowers that aren’t that color in real life...toss them.
Do add plants or something green...if you can keep up with them. (Side note...I consulted on a house that was perfectly clean and updated. But something was missing in the wow factor. There was not a plant or living thing in the house!)
If you can find nicely done silk orchids - stagers use them in staging- they add life to a bathroom or bedroom.
3.Scent
NO...no candles! You know how you can walk by something and just get a whiff of something good and it lingers with you? That’s what you want.
The best scent is always clean, though.
Don’t go retro with baked cookies. Buyers know that trick.
There are oil diffusers that I use in vacant homes that don’t plug in and won’t catch fire.
4.Seasonal Hints
If your home is occupied, buyers know this and will expect to see some signs of life. It can help them see themselves living there.
This is not, however, the time to have red hearts and cupids on all your windows, or rabbits and eggs scattered throughout your house.
But some hint of the season adds to a buyer’s being able to see the possibilities of your home.
However, since Valentine’s Day is around the corner, you could fill an apothecary jar with red hearts and place it on your counter.
~In the fall, consider a bowl of apples or the mini-pumpkins in a big bowl.
~For spring, or anytime, a bowl of fresh lemons not only adds color but a fresh lemon scent.
