2017 Home Sales Review For The Cureton Neighborhood In Waxhaw, North Carolina
The Cureton neighborhood in Charlotte metro area's Waxhaw continued to see brisk sales throughout 2017. Home prices increased by almost 10% from 2015 to 2016. They were lower in 2017 than in 2016. However, a lot of this can be attributed to the fact that there were fewer new construction sales in 2017 than in the two prior years. New construction sales are typically higher in average price point versus resale homes and thus impact average sales prices in any given year. And the more new homes that sell, the greater their impact on average sale prices. Namely,

In 2015 new construction sales totaled 10 with an average sale price of $536,798 (considerably higher than the overall average for the community). And in that year, one of the 10 homes sold at $1.2 million, not a figure we've seen since in Cureton.

In 2016 new construction sales totaled 11 with an average sale price of $605,391. The average price per square foot for new construction as about $15 more per square foot versus community sales as a whole.
- In 2017 new construction sales totaled only 3 with an average sale price of $654,135. But with so many fewer new homes sold, the impact on the community's average sales price appeared to be negative. And with the wide variety of homes and price ranges in Cureton, the mix of resale homes that is sold in any given year can also impact average sale figures. As of January 2018, only two new construction homes are available for sale, while one is in contract.
