Improve the Accuracy of Your Value Estimate

 

Many real estate websites provide an estimate of the value of a property.

 

The estimates are based on available data.

 

In most cases, the available data will include location, lot size, and house size.

 

However, there are many variables, that go beyond this basic information, which can have an impact on the value of a property.

 

In some cases, there is more data provided, but usually all of the relevant data is not available unless you provide it.

 

For instance, on zillow, the site allows you to claim your house and to add relevant data.  This data is used in their estimate of value algorithm.

 

Things which may add value, which might not be otherwise available, include: finished basements, additional bathrooms, hardwood floors, decks and patios, central air, and so on.

 

For almost every listing that I have, simply by adding relevant data about the property, the estimate of value has increased.

 

Many buyers unwittingly rely on these estimates to determine value, so it only makes sense for a seller to provide the relevant data which will not only provide a more accurate estimate, but usually a higher estimate than was calculated without the additional data.
