That is actually a very good question from an agent. The agent may be unaware there is much more to it than that.

This decision brings us to the the fundamental of all questions is: "Which comes first: the picture or the paint?"

It seems like a no-brainer. You need paint to make a picture, so you'd think the paint comes first.

But when you want to paint a picture, do you immediately grab your favorite paint color and then try to think of something that you could paint using that specific color? Or do you decide what should be in your picture first, then pick out the right colors to paint it with? (Every artist is unique in their approach. Some, I suggest, haven't really figured it out.)

Without a vision and a strategy, tools and tactics are just different paint colors.

If you try to use your favorite tool for every task, it'll work for some - but not for all, and probably not even for most!

So if you've been wondering why some tools and tactics haven't worked well for you, the answer is simple:

Strategy comes first.

You need to know what your big picture *is* before you can figure out how to make it happen.

What do you want your website to do for your business?

  • Professional validation
  • Dispense information about real estate
  • Offer community news
  • Home search
  • Vanity metrics
  • Success theater
  • List building
  • Capture real estate related leads
  • Escalate visitors
  • Nurture leads
  • Create clients
  • Branding

When the agents vision for their business enables them to define the purpose, at that time the paint and image begin to work to bring about the portrait of business the agent embraced.

Only then can the agent critically assess whether a matrix of websites is the right approach OR choosing to go directly to the goal, LEADS, and promoting their app instead. 

You know what I mean, apps that solve a problem for the home buyer or home seller when buying and selling is on their mind.

This strategy is in perfect synchronization with the evolution in which we all are currently embedded.
