THE SEQUEL TO MY MOST MEMORABLE TRANSACTION - NOT

After I discovered my client's house was being used as a Marijiana Grow Lab things went downhill from there. I notified her immediately, and I entered the home to discover the devastation. I probably should not have entered without a face mask... but I put a tissues over my face... I took some photos and send them to my clieint.
She asked mt to assist her in contacting the necesssary professionals to deal with the devastation. I expended many hours contactingthe City and then found her a rememediation company.. The elecricity had been cut off, and the home was a disaster. The tenants removed a wall from the entry closet to gain access to the garage so they could bring in their equipoment and plants without being observed.
USING MY TIME
I attended at the home several time to allow the City Engineer, remediation companies, etc. to enter the home.. I gave up my time to help this woman get her house in order. She sent me many emails over the course of our relationship thanking me for the good job I was doing, and all through this disaster, again thanking me profusely for helping her.. and sayng things like "I don't know what I would have done without you."
HERE IT COMES
Several weeks later I get an email from her telling me she was going to be reporting me to the Real Estate Council of Ontario with negligence for brining her these clients!!! Needless to say, I was dumbfounded. I tried to explain to her that it was not my fault that this had happened. I gave her the offers, and she selected the one she wanted and accepted it. I also told her that it was not me who brought the offer, it was another agent.
SAVE, SAVE, SAVE
I'm so glad I save everything on my computer. I had saved all the emails she had sent me over the year, praising me for the help I had given her, for getting her those extra few hundred dollars on the rental, and for everything I had done for her. Shopping for new carpets for her home, being presen for the insetallation, hiring contractors to replacd her roof, etc.,
I then had to prepare for what was coming. I had to respond to the complaint she said she was going to register against me. I started a spreadsheet in Excel. I searched for and found all the emails I had on my computer. I had to arrange them in chronoloigal order.. It was time consuming and tedious.. I included every detail so in the end I had numerous pages on an excel spreadsheet to present if I needed to defend myself. This exercise took me several week to compelte, making sure it was accurate and chronological with the right dates, times, etc.,
That was in 2012, In the end, she never filed a complaint.. I guess she finally realized there were no grounds to submit a complaint.. but I was ready for her...
THE LESSON LEARNED
I was always a very detailed person, and keep every note and email.. and in this case it could have saved me if she had proceeded. Keep all your text messages, emails, faxes, or any other type of communication... you never know when you will need them.
