Does a Sacramento Listing Agent Need to Love the Home?

My answer to that question is yes. Yes, a Sacramento listing agent should love the home she is selling. It makes everything so much easier. I firmly believe how an agent markets the home and the words an agent uses is what can motivate and drive desire.

If an agent can't stand the house and speaks poorly about the place to everybody, you can bet that attitude will come across when she's answering a call from a buyer. Surely, and I mean Shirley, a Sacramento listing agent can find something good to say. I get your point and of course, it's easier to sell something you really love... I'm more about loving my seller clients than their home. I can properly market and sell a home that doesn't enthuse me but I don't like the feeling of dread of having to deal with people I don't care for.

Nina Hollander Well, duh, people first, house second. That's how I do it. If I don't like the sellers, I won't work with them. But if my initial reaction to their house is ICK, I find a way to love it . . . is my point.

Elizabeth, had you seen the home yesterday I toured for a Seller, you may not say that.  I do care about that Seller, as she has been a client for YEARS.  Maintenance and cleanliness is not her thing.....

Hi Elizabeth... I can't tell how often I run across agents who take a listing just to do so and can't stand their clients. Life is just too short to do that.

Elizabeth- years ago an agent asked me to consult on a home she'd just listed. The seller was out of town. She had nothing good to say about the home, which I thought was a lovely home. I wanted to ask her if she disliked the home so much, why did she bother listing it. The seller really wasn't ready to list but had been, I think, strong-armed to do so.

Joan Cox The approach I take with sellers like that is to say: Hey, you seem to be very busy, like your days are filled to the brim with activities, is that right? Then I ask whether they would like a referral to a housekeeper or whatever . . .

Nina Hollander Maybe hating your sellers is unique to Charlotte because I can't recall ever running across any agent who says she hates her seller. Or maybe we just don't have a lot of hateful people selling homes in Sacramento?

Chris Ann Cleland Absolutely, girlfriend! Yes, we have to believe in a home to sell it. If an agent can't make herself believe in the home, maybe she shouldn't list it.

Kathy Streib I am very careful when I say something negative about a home to a seller. I make sure to explain that it is my job to look for the negatives as well as the positives. That way I can minimize the negatives and play up the positives. Believe you me, there are some sellers who don't realize, for example, that being located across from a school is a bad location. And they need to know because feedback will result from location and I don't want their feelings hurt.

I have never understood agents who talk trash about a home. Sure, there are things about some homes you won't like but you fix it the best you can and you don't dwell on it. That's no good for anybody, much less your client.

Maybe the word hate is too strong... but I recently had a situation with a seller who was very normal up until we were about 2 weeks from closing. And then she became completely nuts... if I had had any inkling that this would be her behavior at some point I'd have let her go. Too much aggravation for a $210K house which I sold for her in record time at full price in less than 2 weeks when she'd previously had an agent who couldn't sell it for less money for months.

I learned a long time ago to trust my gut... if a prospective seller or buyer gave any inclination that I'd be talking to the roof of my car at some point, I pass.
