There is no doubt the cost of buying a home is not cheap.  But if it's the right home, the benefits are enormous.  No more unplanned moving; no more asking to paint or add some other personal touch--it's your home and your world.   If the desire to own is there, ask if you qualify for any type of "Grant" (meaning Not-repayable), or "Loan" that later becomes a gift if certain requirements remain met (like a minimum ownership period, for example).

 

Many Buyer's do not realize there are new Programs constantly being introduced into specific marketplaces.  In fact, there is a local program in the Houston area that is generous with the Combined Income Allowed up to $113k.  Also, Buyer's do not need more than 3% of the Home Price as a Down Payment for a Non-Government (Conventional) loan at this time.  Since there are other Fees and Costs besides the Down Payment, many of the Assistance Programs allow leftover funds to be used towards those expenses also.  This means more money to keep in your own bank account, which will provide a little extra cushion and extra cash to furnish your new home----the way you want-- without asking a landlord's permission!  If you plan to stay in your area 5 years or more, a home of your own sure beats renting and may be more attainable than you know!  Email, Text or Call if I can be of service to assist.

some programs are tailored to participating (trained/approved) lenders, only. I would google for grants, state down payment assistance, etc. in WI if that is where she is from. It helps to find lenders who specialize with the best programs....Good luck to her!
