Don't hire a full time agent who only works part time!

When selling your Tredyffrin Easttown or Main Line home, there are lots of mistakes you can make from pricing your home too high, not preparing it correctly for sale or making showings complicated or difficult.

But one you may slip into without realizing it is hiring a full time agent who only works part time. Lots of agents today have started not working weekends, so if a buyer agent wants to present you with an offer it has to wait till Monday and maybe by then the buyer has had second thoughts. Don't you want to get that offer on Saturday afternoon or evening when the buyer is excited and ready to negotiate. Not days after they wrote it up and then thought about all the things that don't work in the house for them.

These same agents often don't work evenings either, so if an offer comes in after 6.00 pm yes that's right you won't see it till the next business day. Why let the buyer sleep on it, let's get negotiating and get the deal wrapped up. Why give the buyer advantages in the negotiation game.

Let me tell you, if I am listing my home, I want my agent ready to receive and present offers when they come in. I don't want to find out two days later the buyer changed their mind because I had not seen the offer quickly enough or they saw another home on Sunday or the following morning and bought that instead.

Make sure you select the right agent and your full time agent is really full time and they are ready to present offers when they are received.Stand out in the crowd

Hello Nick and Trudy,  You are 100% right on this subject.  I see this happen so many time on expires and they tell me afterward that it was a part time agent.  Can I reblog this sometime?

You are right, Nick. But I'll be the first to admit, that unless I'm negotiating I'm not to be considered available 24/7. I put in 60-70 hours each week easily and if that's not being a full time agent I don't know what is. And I've yet to lose a "deal" because I put some limits on my availability.

Nick, I've seen a growing trend of no weekends and it surprises me. Not sure how an agent can not work weekends but, then again it goes back to your point of hiring and agent that truly works full time. We all have limits and boundaries but, not working weekends is a stretch IMO.

Nina Hollander I am amazed by agents instructions on their listings for presenting offers saying weekends your offer is not going to be presented. 

Endre Barath, Jr. whilst the post relates to buyers agents I was really thinking about listing agents who are not available after hours or at weekends.

Absolutely right Gabe Sanders and who answers their phone.

Joan Cox totally agree, choose another business.

I believe some agents play mind games with themselves saying they work full time when in fact they are parttime workers giving the business only 20-30 hours a week.

Good advice. I remember thinking I could do real estate part-time and stay on air as a morning radio personality in Portland. Let's just say it sounded great in theory - it just didn't translate well. How could I show property or service a listing client when I was on the air from 5:00 AM to 9:00 AM daily with all sorts of public appearance responsibilities? I couldn't. Less than a year later, decided to quite radio and do Real Estate full-time. Believe it or not, the hours are better in Real Estate.
