I just want to say that thanks to a couple of days Pre-Marketing this over-sized buildable lot, It's under contract.
I do it with all the properties I list. If I know I'm going to be listings something, I will take a photo of the front, get the basic info and start the buzz going.
It pays off like this one did, Under contract in under 6 hours from the time it was activated on the MLS.
No it was not priced too low, actually I thought it has high. I just promoted the scarcity in the area for buildable lots and what else was around (Nothing). A buildable residential lot had not sold in that area for well over a year.
So as REALTORS we need to be doing work before our work begins. A few hours per day for a few days pays off and your sellers will be thankful for the great job you have done for them. I mean, there is nothing not to love about a contract for over list price. Especially when you have two builders wanting the place.
