Jupiter Florida has become one of the hottest real estate markets in Palm Beach County, and finding an affordable home in the area is not as easy as it once was. Some things to take into consideration are financing, as first time home buyers rarely have the 20% down required to purchase a condo. Single family homes and townhomes have less restrictions when it comes to qualifying for a mortgage with down payments as low as 3%. Or in the case of a VA loan, 0% down (condos rarely qualify for a VA).
AFFORDABLE CONDOS: Chasewood Condos, Abacoa Town Center, Jupiter Village, Somerset Abacoa, and Sea Lofters / Jupiter Ocean Racquet Club are all excellent affordable choices for condo living. It is important to factor in the more expensive condo fees into your budget which are generally more expensive than townhomes or single family home. Keep in mind that building insurance is often bundled into the monthly fee and can offset your monthly expense if that's the case.
#1. Chasewood Condos offer 1, 2 and 3 bedroom units located east of I-95 and south of Indiantown Road. Rarely priced above $200k, the condo association is tightly run and the grounds are well kept. There are 2 community pools, clubhouses and tennis courts. CBS construction, 2 story buildings contain 8 units per building. 4 on each floor. Generous covered screened porches run the width of each condo (except in a few rare cases), and sliding doors provide access and plenty of light.
#2. Abacoa Town Center AKA Village at Abacoa are in the hub of downtown with elevator access condos above the shops and restaurants on Town Center Drive and Main Street. Parking garages and on street parking in addition to assigned resident parking are available. 1, 2 and 3 bedroom condos in the commercial district are secured key fob access only. To the east and near the clubhouse, fitness center, pool and hot tub there are additional condos without elevators, but still within walking distance to Town Center. Condo fees include building insurance, elevator maintenance, common ground maintenance, basic cable and high speed Internet.
#3. Jupiter Village condos (in my opinion) look more like townhomes in that they are 1 and 2 stories with parking in front of each unit. A majority are wood frame construction and built in the late 1980's, they're located within close proximity to Chasewood Condos. There are multiple phases of condos in Jupiter Village; Sherwood Circle, Palmetto Court and the Lakewood Drive section are all affordable choices in the area.
#4. Somerset Abacoa condos are the newest construction in our "affordable" list of homes. And although they are the most expensive, they tend to make up with it in value. Alta homes initially constructed the community as a high end rentals. As the real estate market heated up in 2004, the builder opted to convert to condos and offered minimal choices in upgrades - as granite, wood cabinets and mid level appliances were already part of the package. To keep pricing affordable, color choices were predetermined per home and only 2 color pallets were available. The community clubhouse, fitness center, pool, tot lot, BBQ area, putting green and mail room station are situated in the center of the community and offer resort style amenities far above any other neighborhood on this list. There are a variety of floor plans to choose from, starting in the upper $100's for 1 bedroom units. Larger 2 & 3 bedroom plans start in the low $200's and increase in price with larger square footage and garage options.
#5 Sea Lofters / Jupiter Ocean Racquet Club are steps from Jupiter beach. Both Sea Lofters and JORC offer 1 and 2 bedroom floor plans. Sea Lofters are ground floor and walkups, where JORC are secured buildings with elevators. Sea Lofters offer private courtyards with key access. JORC units are also available in sprawling 3 bedroom floor plans and the furthest east building's upper floors feature panoramic views of the Atlantic ocean.
