Whose home are you calling UGLY?

You never know what you will find when you view a FSBO (For Sale By Owner) home. The seller let us in and went out on the deck to give us space. As I viewed the home with my buyer, my buyers spoke freely about the "mess" this home was. It showed horrible. Never mind the lack of staging, decluttering or even picking up for the showing. This home was a mess.

 

Despite that, they wanted to buy a fixer upper and this was definitely that. SO when we walked outside and the sellers met us. Mrs. Seller was in a "bad mood" repeating that the buyers said the home was a mess was insulting. But how we wondered?

 

They listened to us with a BABY MONITOR CAMEREA Security system. Now, they can watch, but to listen... that is illegal in NH and I did not hesitate to let them know that.... in a nice manner of course. They need to post warning signs at the entrances that sound is being recorded.

 

The Sellers turned these buyers off and the buyers chose not to make an offer on this home. The seller has called a few times since for advice. They are doing everything wrong and at least know it, seeing their home is not selling. They said that selling their home on their own was not so easy in realty as it looked on TV.  They need an agent and can I come by next week to talk.

This couple has been trying since fall, they did ask how long it usually takes to sell one of my listings and they were shocked i said about 2 weeks. They have called a few times already, altough my buyer has moved on, i think i may be able to help this fsbo Nina Hollander

Scott Godzyk it is a bit disturbing to think buyers and real estate agents will now view homes in silence.  While my understanding is recording video is legal in MA recoridng sound is not.  But that doesn't mean it will stop sellers.

How often have you discussed an offer in a home with a buyer?  Now you have to walk thru deadpan and not say a word?

I always caution buyers to not say anything beyond "neutral" comments when touring a house.  You never know!

Scott,  the way I approach life these days is that I assume I am on video and audio recording.  I tell my clients to act accordingly when we are inside a home. 

The lemon juice from the showing made some sweet lemonade for you.  There is always a silver-lining.

Kathleen does the same as I do. I'm curious, do the laws mentioned apply to a case such as this? I never had a baby monitor that recorded, and I doubt operating a device in your own home that transmits is viewed the same way. Laws on recording are quite clear, but not sure this meets the standard. In any event, all the chat should take place off site! Great post!

We always assume these days that we're being watched in every home. With these sellers coping a bad attitude they sure chased away those potential buyers.

I always try to see the positive in things Kathleen Daniels and did talk to the buyer about talking in a home, i dont think either of us thought it would be that messy. The seller called a few days later and asked if it was really that messy? I think they knew

I do not think the laws have caught up with technology Chris and Berna Sloan , but this model does have an option to record with a subscription. The seller was listening live, so not sure and why i did not push the law.

When ever i go into a fsbo i always think that if my buyer does not like it, showing it may get me in the door. I was nice to them and that is why they said they called me Chris Ann Cleland. i am hoping to hear again soon.

We have so very few FSBOs in our area. I guess that says the we agents are doing our job well.
