Buyer's Agent & Inspector...Let's Not Confuse the Positions...

   Open Houses are not something we do often.. usually at the beginning of a listing if the Seller is on board with that part our marketing plan.  The overwhelming majority of Buyes especially for those beyond first time time buyer status, have Open HouseBuyer's agents.  ...some who escort the Buyers and other Buyers who indicate an agent when they sign the register.

    We believe in honoring those relationships as we would expect other agents to honor ours.

     We point out major features, supply a very detailed written home summary and let buyers and agents have their tour to themselves.  Sometimes conversations are overheard..OR we get calls after the tour...how old is...what about the...and we are happy to answer them or learn the answers.

     On a couple of occasions, Buyers agents called with questions and had already decided ...and apparently toldwindow their buyer what a price was to change this, add that....etc. without of course, the benefit of either knowing IF there was an issue from a professional ..OR having a quote to do whatever work they deemed "necessary."  One all knowing agent decided that windows leaked....nope...not true...they were newer and there was some humidity in the house.

  Wallpaper   Few people are "wallpaper fans" and we had one listing where one part of a foyer had wallpaper that was tasteful and resembled faux painting. The agent told the Buyers it would be $20,000 to remove it...'Really ?

     Buyers agents are supposed to represent the Buyer...BUT BUT BUT ...with information that has supported documentation..not imagination.

Totally ridiculous for any agent to quote prices for home updates and renovations... they can vary so greatly. I also don't like it when inspectors do this... because so often their numbers bear no resemblance to reality, either.

Polite does not always seem to be the order of the day unfortunately....it makes you want to post large "KNOW WHAT YOU DON"T KNOW" signs....EVERYWHERE !

For some buyer agents they are trying to show their worth but don't have supporting documentation to back what words they are spouting! A shame!

It often puzzles me when i hear buyer agent quote a price to fix or change something that is so off, it is a head scratcher. If they do not know, they should find out, not guess Sally K. & David L. Hanson

I just had this issue aof telling me what something would cost when I had already lined up a contractor for 1/3 the cost the agent said.

Sally & David, we have a document in CA called AVID (agent's visual inspection disclosure) operating word is, we see a crack on the drive way we comment on it "crack on the driveway" we see stains on the carpet...we report "stains on carpet in living room" end of story...observe and report...Endre
