We Can't Present Your Offer We told the Selling Agent

By
Real Estate Agent with EXP Realty 414-525-0563 57026-90 Broker

Offers are sometimes not written best late at night....fatigue sets in with both Buyers and Agents...things are forgotten,  miswritten...and the light of day may Sun Moon Starswell make for a "brighter" offer.  In a Sellers' market there is urgency to get offers in early wth rapid dates and times for acceptance...sometimes to the detriment of the buyers.  People work different shifts...no doctor is likely to leave an operation to sign an offer...etc.  We believe that the professional approach is to ASKCrystal Ball the Listing Agent WHEN an offer can be presented..often times the psychic abilities of the Selling agent are not on target....and not humanly possible...even with digital signatures.

A late night offer popped into our email...Yaah..love offers ....most of the time ...regardless of what time they are received.  We waited till the light of day to read it...as the Selling Agent Offer to purchaseshould have done when she wrote it...oh Yicks !

In Wisconsin, as we suspect most other states, there is a date by which the Buyer wants a response. Some agents...also add a time. (Those are often the same ones that don't ask if the time is physically possible.)  The late night offer we received had an acceptance 8 hours before it was sent !  We think we are good agents....but turning back the clock is a feat that we don't attempt....!

Be  awake...be sharp...be CONSIDERATE of the Sellers....A Buyer's agent does not mean "beat up the Sellers"....does that serve anyone well ? It may likely not get the Buyer the house and you set the tone for a transaction with silly prices, impossible demands, etc.

This has been a professional reminder post from Sally K. & David L. Hanson who always try to keep consideration at the forefront of all things real estate in southeastern Wisconsin.

Its a fast moving world out there so adjust your speed!!!

Good morning Sally K. & David L. Hanson ,

I always know when I receive an offer how the transaction might go. If a call first, respectively asking when I could present an offer to my sellers I known things are off on the right foot. Last week I got that call from an agent I've done many deals with over the years. She always calls first and asks and I appreciate your professional approach.

Beyond that...Sellers can often tell  from the "tone" of an offer and are skeptical about accepting an offer where it looks like a nightmare when it comes to inspection.

Morning Sally.

This reminds me of an agent who sent me a contract for a listing.  It expired on the same day it went to market.  I believe sometimes, the agents send me stuff to see if I'm paying attention

Good thing that you caught this error.  No way that a contract like this would have been enforceable.

Thank you very much for sharing this story. Agents need to be very careful with contract wording.

Hi Sally K. & David L. Hanson - It is very frustrating when another agent cannot do the simple things like checking the paperwork.

Isn't Real Estate fun. You show 3 houses, you get immediate offers, everyone is smiling and pleasant and all deals go smoothly...NOT!

The RIGHT CHARLOTTE REALTOR!

What? You can't turn back time? Shut the front door!

I'm horrible when it comes to relaying 'judgement' of agents' presentation of Offers - I'd say half the time, I never hear from the agents. Their Offers suddenly appear in my inbox! What on EARTH is wrong with these agents - this, to me, is NOT the norm. Make the courtesy call and furthermore, take that opportunity to shed a great light on your buyers (especially in bidding wars) and find out any information that is important to the sellers while you're on the phone.

And, you know, we can't blame this on younger agents...the older agents do this too, Sally!

Happy Friday!
