Offers are sometimes not written best late at night....fatigue sets in with both Buyers and Agents...things are forgotten, miswritten...and the light of day may well make for a "brighter" offer. In a Sellers' market there is urgency to get offers in early wth rapid dates and times for acceptance...sometimes to the detriment of the buyers. People work different shifts...no doctor is likely to leave an operation to sign an offer...etc. We believe that the professional approach is to ASK the Listing Agent WHEN an offer can be presented..often times the psychic abilities of the Selling agent are not on target....and not humanly possible...even with digital signatures.
A late night offer popped into our email...Yaah..love offers ....most of the time ...regardless of what time they are received. We waited till the light of day to read it...as the Selling Agent should have done when she wrote it...oh Yicks !
In Wisconsin, as we suspect most other states, there is a date by which the Buyer wants a response. Some agents...also add a time. (Those are often the same ones that don't ask if the time is physically possible.) The late night offer we received had an acceptance 8 hours before it was sent ! We think we are good agents....but turning back the clock is a feat that we don't attempt....!
Be awake...be sharp...be CONSIDERATE of the Sellers....A Buyer's agent does not mean "beat up the Sellers"....does that serve anyone well ? It may likely not get the Buyer the house and you set the tone for a transaction with silly prices, impossible demands, etc.
