Hey Sharon- I noticed you are a relocation specialist.  Do have trouble in this market finding buyers a home while they still have a home to sell? how do you handle that? We dont really do contigent sales anymore and most sellers I have spoken to are afraid thier home will sell way too fast for them to find something..so they want to secure a home first.  But to secure a home first the "other" seller would have to consider this to be a contigency- and far less favorable than other offers. Especially with lack of inventory and mulitple offers.  How do you secure the person a home if thiers has not sold?  (Like the chicken before the egg thing) any insight?

Morning Jennifer Hollowell,

We are finding it very hard to do contingency offers in multiple offers.

Cash is King - in a higher price point home that has been on the market longer we can get a contingency through if my clients home looks like it will sell pretty quickly. 

Best of luck in your market...anything over here in the Trinangle under 300k is selling quickly. Homes over 475k take a bit longer due to new construction competition.
