Yesterday, this great recently-remodeled single-story home in South Austin was sold. I began working with these clients back in August, when we first began to strategize the best course of action to sell this home. My clients had owned the property for almost thirty years, but it had always been an investment property. When I first visited the home, I came to the conclusion that remodeling it, and then selling would likely be the most lucrative option for my clients.
The tenants had left a considerable amount of stuff in the home, and our first project was to clear out all of their belongings. We moved everything to the garage, and I posted a free stuff listing on craigslist. Within hours most of the items were removed. I called Salvation Army and scheduled a time for them to pick up the rest of the items.
We worked together to determine the items that would provide the best bang for their buck in terms of a return on their investment. When we had a list of repair/remodel items we called in the contractors. We received bids from at least 5 different contractors for the entire project, and then received individual bids for some items like windows. Ultimately, we found a great contractor who was able to do the majority of the work for an affordable price.

The entire home received a fresh coat of paint inside and out. New flooring was installed throughout. In the kitchen we kept the original cabinets, but repainted them and added new hardware. New counter tops, backsplash, and appliances were also installed.
We got rid of the outdated pink tile in the bath, and added a modern tub to ceiling tile. We also put new vanities, new counter tops, and new toilets in both baths.
This was more than just a cosmetic remodel. The HVAC, hot water heater, and roof were also replaced. Overall, this project took a decent amount of time; however, the money spent was well-worth it. My clients were able to sell there home for way more than they could have sold it for had the remodel not occurred.
