Zillow is a Technology company. Not a Real Estate Broker. They offer their controversial Zestimate basing a value on a home without ever seeing it. They do not list homes. They do not sell homes. They do not go to your home or sit with you to go over a marketing plan.
This seller took what he read online as Gospel. He believed it and was ready to practice it. The hard lesson here is everything you read on the Internet is not always true.
People love information. The seek it. Digest it and follow it without thought.
In Real Estate there is a simple formula to sell a home. Learn what you are selling. Learn it's condition. Set a price based on location, condition, size, style, features and amenities. Deduct for work needed. Set a reasonable asking price and explain to the seller the probable sales price. Determine who is the most probable buyers. Set a marketing plan. Go find those buyers. Field mountains of inquiries. Show the home to qualified buyers. Then negotiate the best deal in price and terms for your seller.
Once the easy work is done. There is the home inspection, monitoring the buyers mortgage process, the appraisal and then closing.
The SECRET is a some of the BEST sales are when the listing agent guides the seller through out each step of the selling process.
To those who fail, often pricing the home too high. A lack of marketing plan or not being able to get buyers in to see the home.
