Month of February 2018 – Unit volume took a big jump in February over one year ago, up 44% based on 26 sales compared to 18 in Feb 2017. Average Sale Price also rebounded from last month to finish up 13.6%at $299.4k, and Median Sale Price was up 16.6% to $286K. Entry level prices continue to climb, finishing the month 3.7% ahead of prior year, at $194k. High-end homes also had a strong month finishing 9.1% above last year at this time. Looking ahead to March 2018, there are 43 re-sale homes currently contingent or under contract/pending compared to last year’s 34. Sales in March 2018 is on pace to match or exceed last year’s unit volume.
February Year to Date – 54 homes sold in the first two months is a strong start up 42% over this time one year ago. Average Sale Price is also up 2.6%, breaking the through three hundred thousand price threshold finishing at $303,260. Median Sale Price finished up 9.6% over prior year. One must not draw long range conclusions for the entire year, but no question the market has strength. Homes are selling when priced correctly, and little weakness is seen.
