For well over a month, I have been thinking what I could do that would be proactive, not cost much money, be doable with health issues I have experience, like back pain.

If you have had it you know what I mean, it may be the worst thing there is in the human body.

Also, I get so annoyed seeing all the advertising more people than their Realtors I believe are praying on Realtors to give them money for all the leads they will give in return.

There are only so many buyers, and sellers. And there are not enough to go around to everyone who has a real estate license.

Yesterday. I got my first lead, after being face to face with six expired listing home owners. My appointment is to call the person tomorrow. Which I will do around 6:00p.m.

So far, I have a total of less than $5.00 invested into this lead, and about 75 minutes.

The expectations ae to earn $7,000.00 from listing and selling this home, and another $6,000.00 from representing the client in purchasing another home.

What is even more exciting, I have a reason to get up when I wake up each morning.

After a few hours of research, I realized, I should have 30 to 45 expired listings each month to pursue.

All I am really wanting from this is one or two out of the 30 to 45 to become an actual transaction.

What is most exciting about this, could be the: BELIEF and EXPECTATIONS of it.

Time involved: Never more than three hours in a day, most of the time less than 90 minutes each day. About three days a week there is almost nothing to do.

It has been over 11 years since I had a single-family home listing expire.

And in the past 11 years I have learned a huge amount of information to where it won’t ever happen in the future.

That kind of record can offer true success.

By the way, I also did research, talking with expired listing people. They received mail from 30 agents. And NO ONE, ZERO, came to their door.

Look out 2018 here we come.

I also did research, talking with expired listing people. They received mail from 30 agents. And NO ONE, ZERO, came to their door-That is very valuable information. I just sent out an expired listing letter last week. I need to door knock it as well. Thanks for sharing.

What do you bring with you on a face to face? Do you send a letter first or just approach the prospect? It's been YEARS since I've gone after expired listings, but I recently moved to another state and I need to up my game, big time!
