There are many patio home communities in Greater Cincinnati, but there's not always a PERFECT fit.  It might be a budget thing, it might be a location thing, it can even be a "any builder but THAT one thing!".

So there's a Plan B, and that is to look for builders at the right price point and right location to meet the buyer's needs.  And depending on the builder, there may be the exact same plan offered as a patio home and as a "regular" ranch style home in other communities.

For instance a number of the Drees Homes ranch floor plans are offered both as patio homes and regular ranch homes.  Exact same floor plan.  Exact same options available.  The primary difference?  The "regular" ranch home will have a lower HOA fee, but with that lower fee you're back to cutting your own grass, taking care of the flowers and shrubs and shoveling snow.  Of course if that's all critical to you, you could still go for the regular ranch home and contract with a local landscaping service to provide the lawn care you would have gotten with the patio home. 

And while some builders (e.g. Fischer) have floor plans that are dedicated to patio homes only, they offer another selection of ranch floor plans with enough similarity to meet the demand for ranch homes in regular communities.

In general, most builders will offer far more two story plans than ranch style.

Two story plans are more in demand.

They're a bit cheaper to build (smaller foundation, smaller roof area, etc.).

They require a smaller lot to build the same amount of square footage. 

It's not uncommon in some communities to see approximately 90% (or more) of the homes as 2 story plans.  The good news for those building a ranch plan?  When it's time for resale their relative scarcity can speed their sale.
