This HOT ranch home was listed in popular Charlotte neighborhood of Eastfield after some fairly agressive pre-marketing this one as 'coming soon.' The open floorplan was just what multiple buyers had been looking for - so well-maintained and lovingly updated with wonderful appointments that we know is what helped draw the attention of dozens of Charlotte home buyers.
This one was move-in ready and fabulous! With MANY Offers received, the sellers had the luxury of selecting the one that THEY wanted!
Many cash buyers came forward with over-list price Offers but, to their surprise, my sellers selected a veteran. The veteran buyer sent quite the heartfelt letter which my sellers did not see until they had gone under Contract (it is not part of the Offer and I did not want them leaving money on the table by making an emotional decision). I will say that my heart was with the vet but, it wasn't my home to sell!
The strong pre-underwritten letter and the knowledge of the lender providing it were factors that helped win the bid. Fantastic terms, asking nothing additional and giving the sellers the option to move at their leisure also helped. Yes, the sales price was over list but, not so far over list price that it wouldn't appraise - it did appraise.
Happy buyers, happy sellers and the Closing was a real celebration - such grateful clients on both sides of the table. I couldn't have planned the entire process and had it go any smoother...oh, wait, I DID!! LOL
