From both a personal and business perspective, this has been a far less chaotic week - what a refreshing week it has been!
PERSONAL
Starting with personal this week - Ray's internist was able to get him scheduled for an MRI and steroid injection for his painful shoulder/arm for mid-week next week and we are thrilled. I think knowing that this doesn't have to wait until the end of the month has given Ray a whole new lease on life and actually eased the pain!
I've been trying to clear out my garage in preparation for the 'new' garage next month and managed to fill an entire recycle bin and trash can as well (over the normal 2-week recycle bin that is normally filled anyway)! I'm making progress but, I've got a LOT more work to do!
BUSINESS
Two hot new listings that hit the market last weekend, both with multiple Offers and both with very happy sellers! It was a whirlwind 24 hours with those two and well worth the pre-marketing time we spent to get the results we got for both sellers.
A couple of Due Diligence Periods came to an end this week and one went off without a hitch - no issues, easily resolved, great buyer expectations, great seller response. The other, not so much! Knowing my seller had a back-up Offer and did not accept an Offer over list (went to list only, feeling like the buyer and agent would be wonderful to work with as other terms of the Offer were superior to the others), the buyer asked for all repairs.
The back-up buyers were willing to take the home with all of the issues found in the inspection and were chomping at the bit to have the seller say, 'thanks but, no thanks' to the first buyer.
The wonderful sellers opted to make the repairs that they felt should be made and the buyers planted their feet firmly, continuing to demand that the sellers make all repairs (and they were minor repairs, mind you). The Due Diligence ran right down to the 5:00PM deadline and was just not the way that we ever imagined a buyer would behave. However, 5:01PM, the buyers' agent notified us that they were moving forward and towards Closing without any further changes in the repair request. We FINALLY made it!
Over the weekend, I had a listing appointment for another local agent (with another brokerage) who has a killer home to market and I cannot wait to start marketing this one! What an honor to be asked to sell their personal home and I'm looking forward to marketing this one and to a successful sale for them.
This week was also an exciting pre-drywall inspection for a family who is building a wonderful home in Fort Mill with a detached living quarters for their parents. Everyone was in attendance and it was such a joyful time for them to see their new home coming together. We're looking forward to the next stage in the building process and seeing this one complete in about 7 more weeks.
