Looking for advice from other AR Members.

I have used both the Talking House System and Flyers on my Listings and I was wondering what everyone else experience is with Talking House.  I have had a few calls from my signs but no real leads as of yet.  I started using them a few months ago, though. 
I also use Full Color Flyers at all my listings as well.  I do not think that so far my listings are selling faster due to the use of the Talking House system. 
I would like to hear any other experiences that others have had with the system, good or bad.  I would really appreciate some honest feedback, which was why I thought I would ask the AR community.

Hello Sylvie, I wish you had read my post last year. They did not work out so well around here. There are comments from others also. Good Luck. An agent in our office is having a lot of luck with an 800 service and a recording you make about the home with sign riders. The calls go to his cell phone with caller ID even if it is blocked. He calls them back later for any other questions and ends up showing them homes. He has 4 buyers from those in a month! Here is a link to my post. Thank you.

Thanks for stopping by and lettng me know your experiences.  It least they work in my area!  You can hear them down the street tell you turn the block on all of the ones I have up.  Which is great!

I think I will consider the 800 # idea.  Thanks!

Sylvie, I have used TH in the past and I can tell you that when I was competing against other agents for a listing and I pulled the TH card, I won the listing everytime. 

The thing will TH is that it's different and hardly anyone else does it.  Whether it helps sell a house or not isn't really trackable because it's on a drive by radio frequency with no stat counter or the like.  The pain of it is having to record the message.   It takes me forever!

Color flyers are great, too.  I use them indoors only for those buyers that take a tour.  When somebody drives by one of my listings, I don't want them to grab a flyer and keep going on to the next sign. I want them to call me.  By doing this, I demonstrate my willingness to work hard to sell the house and I've reduced costs.

Sylvie  If you want a full kit at half price give me a call..I work in an area with a lot of rural homes, and the garages are just too far from the road to get a good reception...Now I do strictly commercial, and they are of no use to me at all..So,if you want some half price, I will ship them to you...do yourself a favor and dont pay full price..

By far the Flyers. It has worked for me in the past and it's a way to keep your info in front of them.

Thank you for stopping by.

I have color flyers as well on the listings that I have TH at.  I really appreciate your feedback.  It really helps.  No Other Agent in my area is using TH so it does make me stand out from some other agents.  I like the 800 idea as well.

Hi Sylvie -  I too use TH and I LOVE them!   More importantly, my Sellers LOVE them more and that's what it is all about!  I try not to give too much info about the property (priced in the $300's) and use them more to advertise what I can do for a Buyer and Seller both.  I provide Free Reports if they call within 24 hours and I am also providing them with a gas card to help them in their search for homes provided they're not using another Realtor!  

I also have Info Boxes on all my signs but again, I don't give too much info;  back yard photos, number of bedrooms etc but no price.  I have one coloured flyer attached and the rest are B & W to take away.

Lots of money and they reception was terrible at best. The 800 numbers that allow the viewers to call and get a clear recorded message is the way to go. Additional these services will now link your cell phone to the person inquiring so that you could provide an "immediate" response.
