Do you negotiate on the phone for sight unseen?

I had a lead given to me this morning by our internet advisor. I called the lead, he did not know who we were and then I told him what it was and he said oh yes. He obviously been looking at all builders. He wanted to know if I had ready home or almost finished homes facing East. I said yes and then he asked me what the prices were I told him. He then said so your 405,000 home is not East facing and I said no. He then asked me for the bottom line on the home. I told him that I do not negotiate over the phone, he may not like our homes. He said he would only if I told him the bottom line and if he like the bottom line. I then told him I would be glad to show him our homes but I could not do that? Do you negotiate over the phone?

Yolanda it is the crazies that do that, I have received many calls similar to yours and the answer is once you look at it, then if your financial are in order then we can submit a "fair" offer:)Endre

p.s.: it I am being still pressured then I suggest they get their own agent period!

I was so glad to see that Kathy Streib featured this in her "Ah-Ha" moments for the week! This guy is crazy and not a serious buyer. If he can't come in and see the home to make a decision let someone else waste time with him. Good for you for holding your ground.

Yolanda, sounds like another tire kicker.  I get a few calls from homeowners just asking what my fee is, without asking what I do for my commission.  No, no phone negotiations.

I don't like that kind of call. We know it is going nowhere. You can't show features or sell like that.
