I have never worked with them before and was wondering if they are worth it.  Many have start up fees.  Many only accept certain file types (as those on xsites).  What are your thoughts?  Is it worth it?  Does anyone have experience here in Los Angeles with them?

Just like the rest of the world - there's good and there's bad.  Some but not many allow appraisers to earn full fees adding their fee on top.  Others want appraisers to work for nothing so they can get a cut of the fee.  I've seen fees for a straight 1004 ranging from $175 to $325.  The real lowballers rely on starving appraisers who need the work to do it for extremely discounted fees.  The more frustrating aspect is that the lender will pay substantially more through a AMC to rid themselves of the hastle of locating and ordering an appraisal which has become quite easy now-a-days with the internet and the many search tools available.  I have never paid a start up fee.  Some appraisal websites that have contacted me do have fees though.  I look over their agreements and terms and fill most of them out deciding to opt who I'll do work for when they call with an order.  They're multiplying rapidly as of late and it seems that every small and large appraisal firm seems to want a cut of the total pie with many branching out into areas they cannot cover and trying to build a team of vendors to do the field work.

Our company had xsite for the sole purpose of appeasing one of our appraiser's clients (this too was the mandate of an AMC).  With cut fees from the AMC and the high price of a la mode's xcite and the slow down in business, the boss decided to drop xcite.  We weren't getting the 'promised' additional work to make it worth it.

I love getting calls from these sites promising to get me on their list and "get me more business" -- of course for a small fee that is "less than one full fee appraisal!"  I've probably fielded at least two calls a month, and I always ask them the same question:  "Will you put me on your list, and then just take the fee from the first assignment you send me?"  Still no takers...

As for the typical AMC's, I got a request today to go do an appraisal about 30 miles away (a 90 minute round trip) for $225.  They were nice enough to note that the order had been sent to multiple appraisers in my area, and the first to accept it got the order.  I thought that was good, since I would avoid having to respond with a very sarcastic email that might get me blacklisted.

I have an XSite from alaMode also, and I love it.  Worth every penny.

With all the changes going on in the industry, I would at least sign up with a couple of national AMCs.  I've never paid an entry fee, but I've seen a couple like that.  As an AMC is basically a middle-man, I suspect there are other smaller ones entering the chain trying to get a piece of the pie i.e. our money.  Plus they have all these listing companies who want you to pay a yearly fee to be listed on their site which promise they have high search engine optimization and you will get work.  You're better off typing in Active Rain.

I  have only worked for 1 AMC. This company collected before the appraiser was sent out, but paid the appraiser two months later. This worked out great for the AMC when they had collected for several hundred appraisals and filed chapter 7. All appraiser were sent a letter stating they would not be getting paid even though they received our money.

Appraisers need to keep in mind that not all AMC's are honest. They pressure you on value, and take a substancial amount of money for collecting a credit card payment.
