There are situations where a seller MUST get their home on the market by a certain date; typically these situations have to do with legal requirements such as in divorce or corporate policies with regard to relocating.  Sometimes that date does not allow a seller enough time to complete Staging work and other minor repairs.

A strategy that a few of my REA's have employed is to erect a sign, enter the listing into the MLS, and not allow any showings for a couple of days.  As we all know it is absolutely important that the home be as "show ready" as possible before allowing potential buyers in.  

Agents - have you ever used this technique before?  What has your experience been?

Stagers - have you or your REA partners ever done this?  What has the response been like?

Great question.  In our area we used to be able to do that, but new rules and regulations by our local board now prohibit us from placing a sign or putting it in the MLS until the property can be shown. It makes it difficult for homes that need to be staged before going on the market when there is a deadline for the listing.  I will be interested in hear what other people are doing in other areas.

At Showhomes, we use a 5 day no-peek rule when staging a home and moving in a Home Manager. Since most of our homes are large, high end homes, it takes 3-5 days to complete one fully and we know from experience that its better to limit showings. We explain this before signing contracts so there are no misunderstandings.There is nothing worse than having a picky REA critisize unfished work!

You will get a fine from MLS (I believe it is $25.00 a day) in Georgia if you have a home listed prior to being available for showings.  The fine is an automatic bill -- don't pay; no more listing in MLS!  Having the sign up for a day or two is no big deal.
