VILLAGE OF OAK CREEK – There were lots of showings and activity on this newer property and after one week, everyone had the same idea. The offers came in. In fact, I just got another back-up offer on Friday. This home should sail through to closing. In fact, I am already ordering the septic pumping and propane gas inspection and fill.
I reviewed the options with the sellers and a decision was made. There will be another blog after this topic and what I think I have learned after Village of Oak Creek home closes.
Not that long ago, you could find a home in this area for well under $400,000. But the sweet spot for the market has moved beyond the $450,000 mark. Newer homes like this one, are at a premium. It takes an experienced agent to understand how to market these homes and position a home to sell.
My husband does all our photography. We work together to get the right images. I have watched him work on a project for 3 days just to get the right image for the MLS. We have gone to homes at dawn and during twilight to get the right shot to highlight for potential buyers. We also play the photo carousel many times. I come back the next day and in most cases we move images to different location in the photo carousel to make sure that we hold the portential buyer's attention. Both of us study the drop off rate from each image on our virtual tour (tourfactory). Tourfactory lets us know how many viewers drop off after each picture.
Below is an example of an image we took right before this home went into contract. We knew this home was going into contract within a couple of days but our goal is to showcase our listings right up until the home is recorded with the county recorder.
