YouTube Thursdays - Create a Template
We're focusing the next video series on building a library of community videos to help brand you as the local expert. However, if we're selling real estate full-time, we don't necessarily have the hours available to produce a variety of great videos each week. Therefore today, let's focus on a template or formula you can use for your area neighborhoods.
Naturally, it would be wonderful if you're comfortable enough on-camera to produce a standard open. You could be standing in an attractive setting near your vehicle, or in your office - just about ready to take a quick tour of a local neighborhood. Keep the script generic, here's an example.
Intro scene: Debb and Bernie standing by their car with and attractive natural background of trees, etc.
"We'd love to have you join us for quick tour of another great area to find a ViewHome in Clark County, Washington."
The meat and potatoes of the video will vary depending upon the neighborhood. You can shoot a variety of photos and video snippets that will likely work for a number of neighborhoods. Be sure to keep this "B Roll," and have it on hand as you build your "local neighborhoods" video library.
You can do a voiceover, or even text slides to share the specifics about this particular neighborhood. What makes it popular with the locals? Are the schools great? Nearby shops and services? What about parks and recreation?
Bonus: Try to get a resident to share why they love living in this neighborhood!
Hopefully, you'll also do a quick appearance at the end too. Try to vary the setting a bit to imply you've actually just returned from the neighborhood tour. Again though, keep this outro video snippet generic so you can use it in all of your neighborhood videos.

If you really can't see yourself on-camera - and have a phobia. We get it. However, you can still produce a neighborhood video without an on-camera appearance. We'll share an example of that one too - next week. Stay tuned!
