Can a Buyer, A seller or their agents give comps to an appraiser? First it is more proper if the agent submits them rather than a buyer or seller doing so. Sure an appraiser can accept the comps, but they do not have to use or even look at them.

 

In a purchase, the appraiser is providing an independent assessment of what the property is worth. Some mortgage companies simply ask that the home is worth at least what the buyer is purchasing it for.

 

It is inappropriate that the appraiser accepts any influence to change the value to benefit any party in the transaction. Most appraisers may look at the comps, but most will then toss them away.

The reality is you will not be pulling one over on the appraiser. If the listing agent did their job the house is priced at market value. If the buyer agent did their due diligence, they also completed an assessment of value and based the buyers offer on it so they did not over pay,

 

What is a Home Buyer or Seller to do? Having the best Listing Agent or the best buyer agent is one of the best ways to be assured you are being taken care of when Buying or Selling a home.  

 

The hard truth is that Buying or Selling a home can go as good as the agent you hire.

Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Praful there is nothing preventing a Realtor from talking to the Appraiser and providing comps.  However, a Loan Originator cannot speak to the Appraiser, if he or she does, their license could be revoked.
