It was another busy week with one new escrow and five condo sales. We finally got some sunshine the last couple of days, along with a lengthy backup on Friday and Saturday on the highway between Princeville and Kalihiwai, due to to a mudslide. That’s always a concerns, along with the Hanalei Bridge closing which also happened this week, when we have extended periods of rain

It’s great to see the sun for a few days and I was hoping it would stick around, but at the moment, the rain is back. Here is your update for this past week:

Puamana 21D sold for $408K in 10/17 and is available for $510K. Puamana 18B, which last sold for $320K in 3/12, is on the market for $545K.

Emmalani Court 524 sold for $510K in 10/16 and is newly listed for $619K. Nihilani 9B is listed for $815K. It last sold in 9/14 for $600K.

Back on the Market:

Kaiulani 75 is back on the market after after expiring a day earlier. It is still priced at $995K and last sold for $780K in 10/15.

Contingent:

After 798 days, Pali Ke Kua 13 found a buyer while priced at $575K. It sold in 7/13 for $425K.

Sales:

Paniolo 108 sold for $400K while priced at $429K. The prior sale was in 7/02 for $230K.

Cliffs 5307 sold for $547K while priced at $569K. This unit was purchased in 7/04 for $470K. Cliffs 5306 sold for $570K cash while priced at $599K. The seller bought this unit in 4/04 for $425K.

Nihilani 32C was listed for $745K and sold for $739K cash. The last sale was in 5/17 for $645K. Puu Poa 301 sold for $1.3M cash while listed for $1.349M. The prior sale was for $272,500 in 12/98.

Price Changes:

3930 Namakeha Loop is priced at $1.575M. This home was purchased by the seller in 4/10 for $905K.

Back on the Market:

4133 Rooke Place is back on the market with a price increase from $1.169M to $1.250M. It went into escrow on 2/2 and was purchased for $149,900 in 3/02 for land.

Contingent:

After 224 days on the market, with a list price of $2.650M, 3981 Aloalii is in escrow. The most recent purchase was in 6/15 for $1.450M.

Sales:

3787 Makani Kalani Place was listed for $697K and sold for $710K. The last purchase was for $400K in 6/03.

Under Contract:

5199 Kapiolani Loop is now under contract and should be closing shortly. It is listed for $950K.

Price Changes:

As noted above, 4133 Rooke Place increased in price as it came back on the market. 3683 Kaweonui reduced by $26K and is now $1.339M. Land for the home was purchased in 5/12 for $260K.

This is a great time of the year to visit (unless of course, it rains for two weeks straight.) You can sit and scan the ocean for whales, watch the albatross soaring overhead or take a walk and enjoy seeing the various albatross chicks throughout the neighborhood. That’s in addition to all the usual wonderful things like the beach, warm temperatures, beautiful scenery- Ahhhh. Love Kauai!
