A new listing came on the Market . It is perfect for my buyers who have been looking in this development for many months . The listing agent told me he is actually going bonkers . The sellers are an older couple . The are insisting he be at all the showings and there be only one buyer viewing  at certain time of the day  .

There  is such a shortage of inventory in this development causing  a surge of buyers wanting to view this property

 

It is almost like  receiving a ticket to get into the property .  My buyers were away on vacation when the property came on the market . It was  no showings until a day after their return .

We were lucky and I  scheduled an appointment .  Showings end after the weekend . My buyers like it want to know if they should make an offer ?? 

 

My answer is do you want to take the chance of losing the property . Showings stop at the end of the weekend we saw it on Wednesday . 

 

Do you feel lucky with making an offer or should we give it our best shot ?

William Feela  That is what I said  . If you love it let's not play games .

Endre Barath, Jr.  Offers are not being presented until Tuesday I see no reason to submit out offer too early and allow the listing agent to use our offer to pump up the price .

As I said to Endre Debe Maxwell, CRS  There is no advantage to submit our agreement now when all offers will be presented on Tuesday .We will put out best offer forward .

Jim Cheney  It would be nice if it were to be presented right away but I see no advantage in this situation . Time will tell .

I hate markets where the pressure is on to submit offers.  I never liked rushing buyers into such a large decision.  Hope you are victorious... if that's what the buyers decide they want!

Carol Williams  hello I am not rushing them we saw the property on Wednesday the listing agent is not presenting offers until Tuesday . I sent them home They can decide what they want to do and how much they like it . I have advised

Hannah I have seen where listing agents said offers will not be submitted/looked at until  X Day and then two days later I see it in Pending Status.... asked the agent and they said the offer was soo goood the sellers could not help themselves... other times I have seen everyone that had a great offer get a "best and final" counter offer so as far as I am concerned it is a crap shoot...Endre

Endre Barath, Jr.  All the paperwork  was prepared  when the buyer reviewed the seller disclosure we noticed there was  not only missing information but  mis-information . The sellers agent has not responded in two days . The buyers have decided not to move forward for various reasons .

Debbie Reynolds  I agree but sometimes it is not the right house for the buyer and pressuring the buyer may not only lose a sale but also a client .
