Success in Real Estate
I am often asked how our small real estate firm has managed to survive 40 years of aggressive competition from large franchise operations and corporate offices. When I was younger and more idealistic I dreamed of one day building our business to the point I could slow down and step back and let others run the business but the challenges have been too many and the desire to do that has been replaced by the love of what I do. Now when asked when I plan to retire I simply say "When the good Lord retires me which I'm sure He will."
The truth is we can't take credit for bringing about the demise of so many competitors over our 40 year history those offices locally included Re Max, Century 21, Exit, Home Life, Prudential and the trust companies in the 80's like Atlantic Trust, Montreal Trust and Central Guarantee. Most of these operations met their demise when we experienced a recession or economic downturn and a slow down in the real estate market.
I find it interesting how all of these operations can convince their people that they have reinvented the real estate wheel and have a better system. To my knowledge there is only 100 pennies in a dollar I have yet to learn how to get even 101 pennies from that dollar. I remember one of our associates who left for greener pastures and in less than a year 3 different companies he moved to went bankrupt at the end of that year I ran into him Christmas shopping and told me he was running up his credit cards before he declared bankruptcy.
I'm explaining all this to emphasize that big is not always better and brand does not in itself make a company successful. Any company whether independent or a franchise is only as good as the people working there and the quality of the service they provide to their clients or customers. That along with proper fiscal management and administration combines to ensure longevity and business survival or success in real estate.
The biggest challenge any real estate brokerage has is finding people with that right combination of empathy, work ethic and intelligence to help their clients with the buying and selling of real estate. The other challenge is finding those people of character who will be loyal to the firm especially a smaller independant without the big brand or perfected sales pitch of a better system. I fell victim to that pitch and we were franchised for 5 years and still consider that my single biggest mistake in business.
I often say in business it's not what you make but what you keep that counts.We do effective real estate marketing to insure success in real estate for those agents willing to work. We do our utmost to insure our agents keep as much of their commission as possible by having no fees of any kind. By advertising all their listings and directing all inquiries directly to them. (Who better to answer question than the listing agent?) Having no floor duty or agents answering the office phones so all inquiries on their listings are directed to them. We offer interest free commission advances and loans to help them manage their cashflow. Our in house marketing promotes them and their listings on our 50+ social media sites where we are #1 in Canada on social media according to www.mondinion.com We own our own advertising agency where they can get custom personalized items at cost. We print and publish our own monthly flyer (The Flyer Alliance) distributed to 17,500 homes and business owners by direct mail every month with their listings promoted for free. We have our own in house mortgage brokerage and real estate appraisal division. We provide all this and still offer up to a 70% commission split depending on volume with no lower than a 50% commission split no matter your volume. We have a system that works and is diversified where our people can help us with our diversified business portfolio and earn extra money between commissions.
That equals success in real estate.
