Demandum Dum-dum-de-dum!

 

 After a series of text mesages (a short novel) regarding repairs, the agent sent over a resolution of due diligence, then verbally said the buyers wouldn't move forward unless the sellers agreed to remediate the list.

 

Sellers countered, in writing, offering to credit the buyers a fair amount at closing in lieu of repairs. Buyer's agent again stated verbally that the buyer most likely was not moving forward on the transaction.

 

Then he asked for more money at closing on behalf of his clients before submitting the counter, saying that the buyers just may not move forward if the sellers were not willing to offer a higher amount.

 

I told him to submit the counteroffer and let me know what they decide, in writing. Agent: It is not your place to verbally make demands without first consulting with your clients to see if the terms are acceptable.

 

An inflated ego has no place in a sales transaction because it gets in the way of negotiations and creates unecessary drama. We are to help clients navigate successfully rather than impede the process.

It's up to the buyers, not the agent, and it definitely should be in writing. Good luck getting this resolved. Sounds ike someone's ego has gotten in the way.

Dear Wanda,

For some reason, some agents think that they can make decisions for their clients. I am always amazed at what people do & do not accept. In the end, we all want the house to get sold, so the seller can move on & the buyer can move in.

Unbelievable, yet, I'm not surprised. There are a few agents who were poorly trained or not trained and unfortunately, we might run into them from time to time.

I recently went under contract on my home. There was a misunderstanding that could have been avoided had the buyers agent not spoken for her clients and simply let them speak for themselves.

Wanda, For all the "evils" of dual agency, at least there's no ego fight between agents :)

It's rare, but I do encounter some agents whose ego does get in the way of actually doing business.  Once I know who they are, I don't look forward to doing business with them again.

I had an agent working with a buyer on one of my listings recently that pushed ME to accept the offer.  I had to explain to them that I had to present the offer to the seller and that it was NOT up to me - the decision was up to the seller.  The agent totally didn’t get it.  Seemed to think I could talk the seller into taking the ridulous offer submitted
