When I look at the photo I purchased from Bigstockphoto as an illustration for today's blog, I see Wyatt Cenac who plays Ozzie Graham on People of Earth. Is it him or no? I think it's him when he was a bit younger. He excudes that innocence and unbridled excitement that Ozzie seems to possess.

In any case, today's blog is focused on how much a buyer needs to offer to buy a home in Sacramento today. In some markets in other parts of the country, and even in our own local market in some areas, there is negotiation. But how much? And what does it take to buy a home today? That's what I think buyers want to know. Well, that and is that guy really Wyatt Cenac?

Elizabeth, buyers always ask while we are in the home what to ask.   I always say, need to pull comps first.   Listing agents are not all the same, and some homes are listed too high, some just right, and others are a screaming deal!

I'm trying to get a handle on the minds of buyers these days.  Whatever is happening in there, it is not necessarily working well in seller's markets.  Buyers in Sacramento need to be ready to go all in, whatever that is for them.  I read enough of your posts to know that Sacramento area listings are on and gone too quickly.

Buyers in my market mostly come in knowing what they are going to offer. This may not be the wisest thing and they may need to rethink their postitions.
