Welcome to one of Door County's best-kept secrets, an affordable condominium community located between Ellison Bay and Sister Bay, close to Town and County parks, public beaches, public marinas, orchards, woods and so much more....welcome to Meadow Wood Condominiums.

 

Meadow Wood Condominiums are unique in that they are a "land only" condominium concept, with shared well and shared septic, which helps keep the condominium dues very reasonable for this area.  The concept is similiar to a "homeowner association", whereas you DO own the land that accompanies your Meadow Wood home (and you are responsible for the care of same), but the development does have common areas and the shared well and septic make the lots very reasonable.  Some lots are offered as vacant land ranging from $18,900.00 to $23,9000.00, and some lots are currently offered as new construction (modular homes) where you can choose some of your finish selections.  All roofs are required to have a 5/12 pitch, which keeps the development attractive.

 

I recently sat down with the current (and long-time) Association President of Meadow Wood Condominiums, Gary Kemp, who (along with his wife, Michelle) keep things "moving at Meadow Wood".  He has lived there since 2007, and calls the Meadow Wood philosophy "A friendly, welcoming neighborhood which embraces the Live and Let Live rule".  However, he said to please keep in mind that they do enforce any covenant or convention that goes "too far beyond the spirit of the rules".  He stated he always encourages residents to speak with each other before bringing any issue before the Board, and that all parties work together to be a friendly, welcoming neighborhood for all ages.

Some Meadow Wood owners are seasonal residents, as is typical in Door County, but about half are year-round residents of all ages, from first time home buyers to people that have chosen Door County and Meadow Wood as a retirement destination.  The private roads are maintained by the reasonable owners dues, and they do ask that you maintain the 15 mile per hour speed limit as you will often see children riding bicycles or people walking their dogs in the Meadow Woods streets of Meadow Wood Lane, Carrington Lane, Gilmore Lane and Fleetwing Drive.  Gary and Michelle make themselves readily available for questions of owners or of future owners (and also for many questions from Realtors) regarding the Meadow Wood community.

 

Right now, we are offering NEW CONSTRUCTION CONDOMINIUMS at Meadow Wood Condominiums in Door County, and prices range from $150,000 to $200,000 for three bedroom, two bath units of various sizes.  There is an overflow common parking area for a boat or an RV (many owners travel in the winter or keep a boat on site in the summer, as you are only five minutes from two different municipal public marinas).  The units feature ranges, refrigerators, dishwashers, washers and dryers.  Bring your furnishings and move right in!  Some units feature garages, others do not.  Owners come from all over the Midwest, with many choosing Door County as a second home destination (and, of course, some seasonal residents choose to winter in warmer climates, like Florida).

Dining and shopping is also  convenient to Meadow Wood Condominiums in Ellison Bay, Gills Rock, Rowleys Bay and, of course, Sister Bay.  There are local grocery stores in both Ellison Bay and Sister Bay, roughly five minutes away by car.  Meadow Wood is located close to scenic Ellison Bay Bluff County park, as well as to the Ellison Bay Women's Club Public Beach, the Sister Bay Beach, and also to Rowleys Bay near the Mink River.

 

I've represented condominium communities throughout Door County, from Sturgeon Bay to Ellison Bay and Gills Rock, and I'm hard-pressed to recall as close or as caring a community as Meadow Wood Condominiums.  They've even created a "Little Library" lending area next to the mail boxes on Meadow Wood Lane, where you can share your favorite books with neighbors (and they will share theirs with you) on the honor system.  As an avid reader, I find that a delightful little "amenity" of this community.
