Technology has made a HUGE difference in how much I can do for our buyers.  Some years back I bought a tablet, and thanks to video streaming, it's possible to have a live walk-through for clients that are hundreds, even thousands of miles away.

While it's not quite the same as being there, it's pretty close.  If we just had smell-o-vision we'd be all set wouldn't we?

It's becoming more and more common for me to work with buyers that I've never physically met.  We talk, text, email, live stream, but we may never meet in person until they're new home owners of a house they've never physically stepped into.  Now if we're fortunate, they've got relatives or close friends locally and they'll accompany me on the showings to add their own commentary.

And sometimes once we find the right home, there's still some contractual business that needs taken care of, and that's another situation where I as their agent becomes their eyes and ears.

A couple of weeks ago I met the builder's superintendent for an orientation walk-through on a finished new construction home in Independence Kentucky (my buyers started their search in Ohio and switched to Northern Kentucky, so I continued to work with them).  The walk-through involved over an hour of walking around with the supe looking for the "less than perfect" and making a punch list of things to be fixed.  Blue painter's tape to highlight the spots on the walls that needed fixed.  Add in some squeaky floors to tighten up, a slightly torn window screen, some kitchen cabinet doors needing some slight alignment corrections and a few other odds and ends.  The goal?  My homeowners step into a home that's as close to perfect as we can make it.

Today was another trip to meet the supe and make sure everything had been corrected.  Again, I'm there to be the eyes and ears of my buyers.  Still one minor squeak that the supe was correcting this afternoon, but everything else on our list had been taken care of.

Tomorrow the buyers will complete the remote signing for the purchase of their new home.  Soon, they'll be moving here and stepping across the threshold for the first time.

back in the day I used to upload videos on a "secret" page of my website that buyers could watch.  Like you I skype and facetime sometimes now.  Buyers love it.  But I really like to have them there before we write an offer.  Haven't every time, but most of the time.

I'd prefer they be here too, but I'm finding 2-3 times a year I'm selling a home the buyers haven't physically stepped into.

It does help significantly!  I can't imagine most of the buyers being willing to buy a home just based on online pictures and me looking around without them.

Good morning Bill and Liz. I agree that it is possible to remotely be involved in the process. I'm sure you go way above and beyond for all your clients but I would be afraid to have someone never actually be there in person to purchase.

Sheila, The first one or two who did this made me pretty anxious but they loved their homes.  And when it's new construction it's a bit easier.

I remember years ago when my wife first got into real estate, she sold a house to a gentleman that was stationed in Hawaii and was coming to Columbia. She did everything, including walk throughs of the house being built through Skype. We have come a long way since then.
