Procuring Cause

After a robust market, it seems as though the Procuring Cause argument is coming up again.  When we could put listings on the market and they were on the market for a couple of days or so and then we got a nice check, we didn't care about procuring cause that much.

So what is a REALTOR to do if they have met a client through the internet and established an electronic relationship with the client.  Then the client finds a home by accident and the Listing Agent says that they are the procuring cause.  This his happening more and more.  We need to make sure we are getting those Buyer Agency forms signed at the first real estate discussion.  That is so important now!  Of course some states have Presumed Agency and that covers you.

Maybe the industry needs to be having another discussion about Agency again!

Hi Dana,  we also need to school our buyers to say, oh we have an agent and be sure that they have lots of our cards on hand when they are going to open houses.
