Will I Get Lucky or Are These Buyers Just Lookers

 How many agents have had buyers who they have worked with for long periods of time . My usual time for buyers in three to four times out write an offer . Now we all know the way the market is now . Inventory is really low so we maybe up against multiple offers and the buyer may not get the house . We move on to the next house . 

 

I have been working with a couple that own a house do not have to sell to purchase and can pay cash . I wrote an offer we received a counter offer and they wanted a new front door if they came up in price . Well this was not going to happen so they rejected the counter offer .The house sold to another buyer for the price they were countered

 

 

 

 Three months later another house comes on the market in a hot area . I forgot to mention where we are looking to buy in a very hot area snooze you lose marketplace . This house has more then everything they wanted . We spend almost an hour in the house and then meet neighbors outside and spent another half our speaking to them . They love it perfect house . The next day the ask me to give them a few days to think it over as it is a big decision . I explain the listing agent called me and said he is receiving other offers if they do not act they will lose it . They said they understood and asked I do not pressure them .  Two weeks later they called me and said they wanted to pay full price . ..Too late the property is under contract

The buyers  continue to call asking me to please find them a place . I explain every-time we find one they find a reason not to buy and I have my doubts that they really want to buy . They assure me they do want to buy  Please call them when a house comes on the market in the area they desire. I have them on auto email and they call me when they see a house they want to look at .

 

A new listing comes on the market again it has everything they want . They bring the whole family with them . I am told to prepare the paperwork which I do . Suddenly I receive a text message  Stop all paper work  please call .  They decided this wasn't the right house for them . It was in the right section and neighborhood but the house wasn't right . They were up all night and decided they could not go through with it . Please understand  they said maybe the next one .

 

Please do not get me wrong  I want my clients to be happy 

I have been showing them houses for almost a year

 

I will admit perhaps the house was a bit over priced

To be honest the house is still on the market too

  Will I ever get lucky or are these buyers just lookers

 I just had some people like that in here last week we were supposed to write an offer yesterday, they got cold feet, I could tell from the realtor that they are scared to pull the trigger. I will follow up! Take care!

It is such a big decision, your home, your lifestyle.  They just really need to make the decision...do they really want to move.  Seems like they have the comfort of thier current home as security as they lose the new homes they like.

Stay with them, keep the communication going for what the motivation truly is. That could change daily, weekly, monthly.  They might have different needs within themselves.  You will help them into that new home and they will be grateful for your patience and understanding as they struggle through this.

If they put it on hold, be there when they are ready.

I think you will get lucky with them, but I have a feeling not in this market. This seed may sprout in a different season or even year. If they keep finding a place, there is not enough pleasure there for them to make the jump, and they are not in enough pain to have to jump. I wish you luck, and eventually all your work will be worth your time and you will receive the rewards.
