Rain, rain go away, come again another day. Yes, it’s been another week of flash flood watches and warnings, but we have enjoyed some amazing waterfalls. The weather didn’t keep buyers from getting out and about. Take a look:

Back on the Market:
Kaiulani 75 is back on the market after expiring the day before, still priced at $995K. It sold in 10/15 for $780K. Pali Ke Kua 13 went into escrow on 3/16 but unfortunately, fell out.
Contingent:
Leasehold Pali Ke Kua 108 is in escrow while priced at $299K. This unit sold in 3/02 for $469K and had been on the market for 3,371 days.
Emmalani Court 524 is in escrow while priced at $619K. The most recent sale was in 10/16 for $510K.
It only took Nihilani 9B, with a list price of $815K, 7 days to find a buyer. The sale before was in 1/14 for $600K.
Sales:
Kaiulani 37 sold for $2.750M while listed for $2.950M. The prior sale was in 5/07 from the developer for $2,627,580.
Puamana 17C was priced at $429K and closed at $400K. The unit last sold for $400K in 8/04.
Plantation 322 was priced at $660K and sold for $635K. The seller bought this unit in 9/11 for $429,900.
Plantation 422 sold for $440K in 10/09 and sold this week for $669K while listed for $680K.
Under Contract:
Hale Moi 220 moved from in escrow to under contract and should be closing soon. Not even any price changes this week so off we go to the Princeville Kauai single family home update, which was pretty meager:
