How Important is a For Sale sign when we have all this technology?

Scott makes some very good points here in this post...I, personally, know the value of signs having had an expired listing that the owner did not want the neighbors to know it was for sale.

A war broke out among Home Sellers over of all things, placing a For Sale sign in the front lawn. This Manchester NH area home had been listed as a FSBO most of the winter. The husband desperate to save money and sell it himself. He spent a great deal of money on for sale and arrow signs. He paid to have glossy color magazines printed with the homes features and amenities. He took nearly 3 weeks of vacation time off in 6 months to show the home.

 

The wife has had it. No more being cheap. No home sale. Their dream home long sold to someone else and the reality, that their spring break family vacation is canceled.

 

Through a FREE MARKET ANALYSIS they called me. I came prepared with sold com-parables, a break down of market values and what is for sale that is similar. They were very happy with my presentation and value. They loved my marketing plan. Then came Mr. Seller saying no sign out front, no way and no how as he said "they do not work." He told of stories how many buyers just stopped at the home seeing his signs. They did not make appointments. They were not pre qualified. 

 

I let hm know the difference in a For Sale By owner sign and a real estate brokers sign. Signs obvious work if people were stopping by. A sign is just a tool in attracting buyers. The more buyers the better. The however is a GREAT agent pre qualifies the buyers BEFORE bringing them in the home. They also mandate appointments and do not let strangers in. 

 

The wife over ruled the husband and said for me to use every tool to attract buyers to their home.

 

She knew that when sellers do not put a sign, it is most often because they do not want the neighbors to know they are selling. She repeated my sales pitch that we want everyone to know the home is for sale. 

 

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

I always ask the seller if they wish to have a sign and most actually dont want one so I dont force it!
