THESE DAYS RETIREES ARE MOVING TO SOUTHERN NEVADA

The state of Nevada is now ranks fifth in the country for retirees to migrate (people that are 60+ moving) according to Where To Retire magazine, a 25 year publication dedicated to retirees.

Residents of California are the largest segment of retirees coming to our state – the real estate market here is driving this trend.  Simply put you can get “more bang for your buck” in Nevada than in California.  A home that is $750,000 here would be over $2 million in the Golden State.  Arizona is still the most popular western state for retirees. However, Southern Nevada is catching up.

Nevada homebuilders are ready – three newly developed age-qualified neighborhoods in Las Vegas are actively selling and Ovation in Pahrump will soon be selling homes.  Plus, there are existing homes in established retirement neighborhoods for sale and selling quickly if priced correctly- these homes are usually getting the asking price and some have multiple offers.

The newest age-qualified neighborhoods in Las Vegas are:

Trilogy at Summerlin by Shea Homes – this neighborhood started selling in 2017 and offers single-level and multilevel floor plans with prices starting in the mid $400,000s.  They offer a resort-style lifestyle with many indoor and outdoor amenities.

Regency at Summerlin by Toll Brothers offers single-level homes ranging from 1,600 to 2,400 square feet.  The neighborhood offers lots of amenities with a club house where you will find a fitness center as well multi-use room for residential gatherings.

Heritage at Cadence in Henderson built by Lennar Homes is also selling homes. When completed, the neighborhood will include 980 homes and a recreation center- with prices starting in the low $300,000s to mid $400,000s.

In Pahrump, William Lyons has started construction on Ovation at Mountain Falls, a master-planned golf community-the prices will start at $295,000.
