Just Listed: Three Level, End Unit Townhouse in Bristow for $335,000
When a top Bristow Listing Agent like myself has a specific listing coming up on the market, we tend to scope out the marketplace and our competition. Just last night, I looked through our MLS and found only seven Bristow townhouses on the market. When you took those that didn't attend Patriot High School, well, you were left with two. And that made me smile. I knew 8862 Moat Crossing Place was going to make a big splash. It is is the high demand school district of Patriot High School and is bigger and better than anything else it is competing against.
Let me tell you about this wonderful garage townhouse. For starters, it has been meticulously maintained for over fifteen years by the current owner. Within the last three years, the roof, windows, and doors have been replaced. The second full bathroom was renovated. One year ago a whole new appliance suite was installed in the kitchen. And the HVAC was upgraded within the last ten years to a Trane, which likely last another two decades.
There's durable laminate hardwood flooring in the ktichen, dining area and sun room. This part of the home gets fantastic afternoon sunlight. Enjoy an evening on the wood deck, enjoying the calm of the water feature below in the back yard.
The master bedroom isn't overly large, but does fit some massive furniture. It also has an attached luxury bathroom with dual sinks/vanity, soaking tub and separate shower.
The secondary bedrooms enjoy the morning light and have hall access to the updated second full bathroom.
Finally, the basement offers a large recreation space. This is also the level where you find the laundry area and enter through the garage. Outside the back sliding glass door is a fully fenced backyard with that water feature I told you about earlier.
All of this and it is conveniently located near the intersection of Moat Crossing and Catapult, meaning there is visitor parking in abundance in back and to the front.
It is highly doubtful this home will last even one more day on the market. That sucks for buyers, but not if you are a Kingsbrooke or Braemar townhouse owner that has a townhouse they would like to put on the market. This is a FANTASTIC time to list.
No matter what you want to do in this Bristow market, call me and let's get going.
